What CIVC Partners buys

CIVC Partners is a Chicago private equity firm that invests only in business services companies. Its website dates the firm to 1970 and counts seven funds, about $2 billion of equity invested and more than 200 platform and add-on acquisitions. It looks for companies with $5 million to $30 million of EBITDA in the United States or Canada, puts in $20 million to $100 million of equity at the start, and does recapitalizations, buyouts and growth equity deals. Fund VII, its latest, closed in November 2023 with $870 million.

CIVC picks niches inside business services and grows them through add-ons. Its target list covers IT services and managed services, property management and other facility services such as HVAC and elevator upkeep, insurance brokerage and wealth management, engineering and infrastructure services, legal and other professional services, logistics, and compliance software. Owners below the $5 million EBITDA floor are most likely to meet CIVC as an add-on, for example to Continuum Companies in HOA management, iVision or Datavail in IT services, or Crest Insurance Group in insurance.

Greymont’s take

How CIVC Partners fits a seller

CIVC fits owners of service businesses with at least $5 million of EBITDA who want a partner that knows their niche and will pay for acquisitions. Its recent platform deals kept founders and leaders in place: Nationwide Legal's founder and CEO stayed on in June 2026, and Cushing Terrell's leadership kept running the firm after the September 2026 partnership. Smaller owners in IT services, HOA management, insurance brokerage or forensic engineering are more likely to sell to a CIVC platform as an add-on; Continuum alone bought twelve property management companies in 2024.

An owner should ask which fund would make the investment and how much of it is still uncommitted, since Fund VII closed in late 2023. It is also worth asking how much equity the owner is expected to roll over and how CIVC has handled exits, as in the January 2026 sale of 829 Studios, where the founder reinvested.

Questions owners ask

Does CIVC buy property management or HOA management companies?

Yes. Its portfolio company Continuum Companies is a platform for HOA and condominium management, and in March 2025 it said it had bought twelve property management companies during 2024, mostly in the Northeast and New England.

What size company does CIVC look for?

Its stated criteria are $5 million to $30 million of EBITDA and an initial equity investment of $20 million to $100 million, for companies based in the United States or Canada. Smaller businesses usually fit as add-ons to its existing platforms.

Does CIVC invest in IT services and managed service providers?

Yes. IT services is one of its named target sectors, and current holdings include iVision, Datavail, Highstreet, Allata and Industrial Networking Solutions, plus the identity security firm KeyData Cyber. Several have made add-on acquisitions since late 2024.

Does the founder stay involved after CIVC invests?

In its recent deals, yes. CIVC invested in Nationwide Legal in partnership with its founder and CEO, backed Strategus alongside its co-founders and CEO, and says Cushing Terrell's leadership continues to run operations after the 2026 deal.
